We’re excited to announce several powerful improvements we’ve made to TurboTenant Lease Agreements—from reusable templates to advanced late fee customization—all designed to save you time and keep your leases compliant.

We spoke to Raj, TurboTenant’s Group Product Manager for our Residency Suite of products. Raj and his team build and maintain tools landlords use every day—like maintenance, e-sign, multi-user access, forms, and Lease Agreements.

Reusable Lease Agreement Templates

Now you can reuse previous lease agreements as a template for new ones.

If you’ve already created a state-specific Lease Agreement with our builder, you can now copy it to save time when setting up a new one. Key details like tenants and dates are automatically cleared out—since those will change with a new lease—while the rest of your lease carries over.

Copying is available only for TurboTenant builder-created Lease Agreements within the same state to ensure accuracy, since requirements vary widely across states.

Configurable Late Fees

Easily configure late fees

You asked for more flexibility with late fees, and it’s here. You can now customize amounts, when fees apply, and any grace period you’d like to offer. We also provide state-specific guidance so you know your lease terms stay compliant.

To make things easier, TurboTenant will generate draft charges for you—whether you use our Rent Payments feature or offline Payment Tracking—so you can send reminders and collect payments faster.

Early Termination

How would you like to set up any early termination clause in your lease? You decide.

Many of our landlords wanted a comprehensive early termination option, so we added it. You can now decide if you’d like to include this clause, set exemptions, and adjust terms as needed.

We’ll also guide you through the exemptions required by law in your state, so you can stay compliant while tailoring the clause to your property.

Co-signers

Accommodate tenants with co-signers in your lease.

For landlords who work with student renters or tenants who need additional financial backing, co-signers are now fully supported. Instead of handling this manually, you can add co-signer details directly in the lease builder.

TurboTenant will attach the co-signer addendum, include their information, and collect their e-signature alongside your tenants.

Lease laws change frequently, and we stay on top of them so you don’t have to. Over the past quarter, we’ve updated agreements to reflect new legal requirements in Virginia, California, Maryland (including Baltimore and Montgomery County), Colorado, Florida, Missouri, Oklahoma, Illinois (including Chicago and Cook County), New Hampshire, Georgia, Pennsylvania, and more.
